Terms of Service

ShweFind is a room rental listing and search platform designed to help Myanmar people in Singapore find and list rooms, HDB flats, and apartments. ShweFind connects landlords and tenants but is NOT a party to any rental agreement.

You must be at least 18 years old to use ShweFind. By using the Service you confirm that you are 18 or older.

If you post a listing on ShweFind, you agree to: • Provide accurate, honest, and up-to-date information • Only list rooms you have the legal right to rent out • Respond to tenant enquiries in good faith • Not post duplicate listings • Update or remove your listing when the room is no longer available • Comply with HDB rules on subletting and the Residential Property Act Prohibited listings: • Rooms requiring illegal subletting (e.g. HDB flat without HDB approval) • Listings that discriminate based on race, religion, or national origin • Fraudulent or misleading listings

If you use ShweFind to search for a room or contact a landlord, you agree to: • Use the platform only for legitimate room rental enquiries • Not harass, threaten, or spam landlords • Verify listing details with the landlord before making any payment • Never pay a deposit without signing a proper tenancy agreement

ShweFind is a platform only. We: • Do NOT verify the identity of landlords or tenants • Do NOT inspect or certify any room or property • Do NOT guarantee the accuracy of any listing • Are NOT a party to any tenancy agreement formed through the platform • Are NOT responsible for any loss, dispute, or damage arising from a tenancy arranged through the platform Always verify a listing and the landlord's identity before making any payment.

ShweFind uses Claude AI (by Anthropic) to help interpret your search queries. AI results are provided as a convenience. We do not guarantee that AI results are complete, accurate, or current.

You must not use ShweFind to: • Post false, misleading, or fraudulent content • Scrape or systematically download listings without permission • Attempt to gain unauthorised access to any part of the platform • Send unsolicited messages or spam to other users • Use the platform for any purpose other than room rental in Singapore

All platform code, design, branding, and original content is owned by ShweFind. Listing content remains the property of the landlord who posted it. By posting a listing you grant ShweFind a non-exclusive licence to display that content on the platform.

ShweFind is provided "as is" and "as available" without any warranty of any kind. We do not warrant that the Service will be uninterrupted, error-free, or free of harmful components.

To the maximum extent permitted by Singapore law, ShweFind shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Service. Our total liability to you for any claim shall not exceed SGD 100.

These Terms are governed by the laws of Singapore. Any disputes shall be subject to the exclusive jurisdiction of the courts of Singapore.
